The Process For Our Auckland New Build Projects

Step 1 | New Build Planning

Prior to starting, planning is required, supplies must be ordered, and the relevant subtrades must be aware of the extent of the task. Before beginning any new build project, it is imperative to plan ahead and have a clear understanding of the requirements.

The first site visit is needed to understand:

  • The scope of works
  • Will this project require council consent
  • What sub trades will be required
  • Materials that will be required
  • Site access / logistics
  • And most importantly the estimated project costs

Within 48 hours of the first meeting being scheduled, we make sure to provide our clients with the first site inspection and an initial quote. We really believe that to be a guarantee.

Step 2 | Buyers Commitment

Second, we want a buyer’s commitment fee as soon as the client and contractor are satisfied to move forward once an initial brief has been reviewed and a price estimate has been returned.

This is a fee usually between $1500 -$2500 to cover costs such as

  • Planning time
  • Quantity surveying costs
  • Engaging contractors

This is to ensure that we have a potential customer’s degree of commitment to minimize the time that clients and contractors, in particular, waste. Since we work in a professional field, we should be compensated for our time.

Being your largest investment, you want your home to be done well.

Once we get underway we set out a contract including:

  • Deposit and payment structure
  • Scope of works to be completed
  • Timelines and estimated sub trades booked in

Step 3 | New Build Commence

We’re starting the new build now. Whenever a sub transaction is confirmed, we promptly inform our clients through email, or phone call. The costs of our project management provide justification for that. At every point of the project, you are aware of what is happening:

  • Bin booked for Monday
  • Material deliveries
  • Painters starting
  • Tilers starting
  • Council inspection timelines

As the project progresses, a lot of work is being finished, and we keep in daily contact with all of our clients to ensure that the work is proceeding as planned and is done to the highest standard. “Unforeseen Scope Creep” is the largest interruption caused by remodeling.

New Builds can  frequently result in the discovery of antiquated or incomplete work that doesn’t match newly finished projects. It is crucial that we do not try to hide or cover up “dodgy work” because we are a licensed building firm and sign off on work.

This might jeopardize our licensing. There is a cost associated with this, which we promptly inform and clarify to clients.

Step 4 | Final Touches & Check

As part of our fixed price contract, we usually walk around after work is finished and work through the defects process. If there is anything that clients are unhappy with, “within reason,” we will fix it for free.
